did you go to the US to buy your property ?

they are much more affordable than here in the uk, i'm thinking also about investing there. i could buy 3 property's for the price of one here

Hi Robson,

The underwritng for foreigners is essentialy property based. Based on the debt coverage ratio and loan to value, the rate is determined (It is a matrix). For example you will get a better rate if you only finance 50% of the property and your debt coverage is 1.4. If you max out the loan to 75%LTV and your debt coverage is close to 1.2, the rate is slightly higher. We will not go higher than 75%LTV.

Hence for a purchase you will need 25% down. For a refinance, you can take out a maximum of 75% of the appraised value of the property.

Please I'm interested to know what real financing options for foreigners are there, what rates and how? Based on property?

Account Closed did you ever get the financing you were looking for?  Hope so.  BP is a great resource to find lenders who specialize in exactly what you are looking for.  Refinancing U.S. properties now with current exchange rates for AUS investors makes sense to me.

There are some nonbank lenders that offer financing to foreign nationals @Geof Kenah Account Closed. I'd be glad to help. One requirement would be for each house to be valued at $50k or more and for an investors to buy or rent out 5 properties or more. This is a non-recourse loan, rates around 5.5-6.5.
