@Luis Vaca - thanks for the note!  Do you attend any RE investor meetings up there?  It'd be nice to get dialed in with some other investors.

@Dennis Maynard I was thinking I'd want an architect who know the zoning and codes in Ventura, specifically in Ojai.  I do know architects in LA, but hadn't even considered them.  Sounds like you think they might be just fine, so I'll reach out and see if they're comfortable up there.  Thanks for the note!

I just bought a duplex in Ventura County after four months of looking and learning about the market, which is still new to me.  I'm from Santa Monica and have always worked the LA area.   

Would love to network as much as possible in Ventura County, for this deal and others as well.  I'm really enjoying the people I meet up there thus far and am considering even moving there.  First questions:  

Does anyone have a good and reasonably priced architect to recommend?  

Where do locals look for (or place ads for) rentals in Ventura?

Hey @Sean Calhoun, valid point about it not being a foreclosure market and that's really what Property Radar specializes in.... what did you decide to do?  Any more thoughts on this?  I'm considering Rebo now myself....

Thanks for the info @Rick H..  This property is an especially good deal, so we'll put up with the competitive bidding, up to a point.  I'm new to the probate process, so it's hard to be too creative when you're just learning.   Any reading you recommended?

@Rick H. I've submitted an offer for a property in probate that was on the MLS. It's been a frustrating process with the agent who didn't honor our deadline for a response (which was the first by many days) but waited for more offers and then did a multiple counter offer, meaning they countered several offers. We were all cash, no contingencies and accepted their counter offer, yet we still don't know if we have the deal.

We got to thinking... why go through all of this when you can just go to court and bid 5% above whatever the offer is.  After all, if ours was the accepted offer, someone could do that to us.  

Any thoughts/strategies?  Are we doing this all wrong?

@Rohan J.  I'm a Realtor in Santa Monica with Coldwell Banker.  I'm primarily focused on flipping though and just started to work with a wholesaler.  

That said, there is almost ZERO inventory for wholesalers or flippers on the westside.  Most sellers in these parts in fact over estimate the value of their home, even if it's a shack, and they want top dollar.  I think your best hope is the find that fixer on a nice street and shoot to pay a little below retail.  Westchester and Mar Vista are the most affordable but the whole "Silicon Beach" thing is pushing values higher fast.
