I was at the trustee auction downtown today. It seems like most of the good deals happen when somebody get's them in pre-foreclosure before the auction.

I was interested in marketing to loan mods also. I would think that they can't afford the current payments so they try a modification. After a while they are still spread thin and they are in danger of going into default....I guess my (maybe flawed) theory is that this would be a step they try before the foreclosure process begins and you would be getting to them before they start getting mass marketing.

great advise! could I get that script as well?
