Marketing to homeowners w/ Loan Modification or Bankruptcy
I'd like to start a direct mail campaign that targets homeowners in bankruptcy or have recently had a loan modification. Currently my focus has been primarily absentee owners and a few probates. But I'd like to focus more on homeowners who are truly motivated and believe this is a good group to target.
Has anyone had much success with marketing to these groups? What have your results been like?

Motivation is of little value if the homeowner has no equity. By focusing on loan mods and bankruptcies, you're picking two groups with the least chance that they have equity. Now if you can get a list of those people who have 50%+ equity, then go for it. If you cannot, I do not recommend mailing to a bunch of broke people.
You're better off with an absentee list of people with equity.
