Post: How do I become an Interior Designer as a Realtor?

Hello, 

I currently have my real estate license and I'm also about to be done with a fix and flip I've been working on. Throughout the process of this fix and flip I've realized I really enjoy doing the Interior Design part of real estate, not just the decorating part. I have been looking into Interior Design and I've noticed you can go to college and get a degree for it, and they also have an online certificate program. I would still keep my license as a Realtor, but I was wondering if anyone knew the best route to take? I'm not sure if I would HAVE to be "certified" or have a degree for it but I'm definitely trying to avoid the years of college if at all possible. Does anyone know how I could start or get my foot in the door as an entry-level designer or design assistant with no degree/little experience? Any and all advice is appreciated, thank you!

Hello!

I’m working on getting my career started as an independent agent. I just left a team last month and have been looking for ways to get clients. I recently made an instagram page for my business and I have a friend from high school who is getting married November 2022 and wants to be moved into a house by Oct 2022. He’s given me a little information but I’m wondering what questions I need to ask him to make sure he understands the process of everything. He currently still lives with his parents still and his fiancé has an apartment. He says they haven’t talked about budget yet but he was thinking about $230k (to throw a number out there). How should I get him started in the right direction with their finances and talking with a lender to make sure they are ready to purchase when the time comes? Would I recommend him to one of my lenders or should I ask him more in depth questions about him and his fiancés credit history, employment, etc? Should I mention anything about lease to own programs (such as home partners, dream america, or divvy) or should I get him in touch with a lender since they have a good bit of time to get prepared? Any info is appreciated! Thanks!

Post: Leads and Facebook Questions

Hey everyone!

So I’m about 2 months in as a new Realtor and I had a few questions.

How should I post of facebook to let my sphere know I’m now a Realtor? Should I say something simple and to the point like, “Hey Friends, as some of you may know I’ve now started my new career as a Realtor! If you are in the market for a house or looking to sell your property please don’t hesitate to contact me if you have questions!”

Should I add anything to it to make it seem more exciting or a picture of my business card or something along with it? I was also going to post on Instagram as well. I am 23 so I figured my audience of people would be looking for a house soon. I do have a business page on facebook but so far I have only shared a few listings I did Open Houses for. Is there any advice when marketing on these platforms that you would have for me?

Also, should I try to find some investors to take on as clients to have some repeat business? How would I start with that? I do want to start investing myself in the future (once I am more experienced) but I would like to work with some investors for now until I get to that point. Any advice is greatly appreciated!

Hi Everyone! I’m new to real estate and hopefully joining a team this week. If you could go back to your first year in real estate knowing what you know now, what would you have done differently? What are some realistic goals for the first year? Do you have a morning routine, if so what does it consist of? What’s your best advice to give a new agent and what do you think it takes to be successful in this business? Do you have any good books/podcasts you recommend whether it be about mindset or real estate? I’m trying to get my mind ready to hit the ground running and start a successful business! I appreciate any and all advice!!

Hey everyone! My name is Fallon Morris. I recently passed the salesperson exam in GA and I’ve been looking for a brokerage. I was wondering your thoughts on Exp Realty? I have a local team that I’ve spoke with a little this past week and I was worried if I joined it would be hard for me to learn everything online, but they assured me they had a physical office I would be able to go to whenever, so that was a plus for me. But one thing I was a little confused about was the commission split they told me. I know split isn’t everything the first year and I’m definitely focusing a lot on the training and mentorship but when I was doing my own research I saw everyone saying it was an 80/20 split with $16,000 cap. Would that be as a single agent with Exp? I would be joining a Team as a new agent so would that be the reason they told me a lower commission and a lower cap?

I’m not sure if I put this in the right category but I’m 23 years old and just recently passed my exam for my salesperson license in GA. What do I do next? How should I find a broker and what are good questions to ask about working for them? I’m brand new and know little to nothing about how to start out. What should be something I look for most when finding a brokerage? I know I’ll need guidance and someone to mentor/train me. I don’t want to sound like a newbie when talking with people but I know everyone starts somewhere. If you could give me your best advice and what’s made you most successful in the business I would greatly appreciate it! I’m looking forward to getting started! Thanks everyone!

@Mitch Messer No I completely understand! I did have a picture up, but I took it down shortly after when he said it needed to be more business like. It was “professionally” taken, as in I paid for the pictures (it was not a selfie or anything inappropriate), but it wasn’t me in a blazer with a plain backdrop behind me.

Hi Everyone! 

So I am in real estate school in Morrow, GA. It is a little early on in the classes but I'm starting little by little to learn what brokerage to work for. I wanted to get some opinions before I talk to them and ask questions. First of all, what are the main things I should be looking for when searching for the right brokerage? Should I join a team or go solo AND how should I determine which would be best for me? Splits, training, mentors, whats best and what should I look out for? If anyone has brokerage recommendations around the Atlanta area and can answer some or all of these questions I would greatly appreciate it!

Hi Everyone! I am starting Real Estate classes Monday in Morrow at GA MLS Institute. I'm nervous but also super excited to start! I was wondering if anyone had any beginners advice for me? It's a 2 part course, so Real Estate Fundamentals will be done in December and I'll test on it and the second portion, GA Real Estate Practice, starts and ends in January. Then I apply to take the state exam. If anyone has anyone tips or helpful advice when trying to learn everything and study I would greatly appreciate it! Also, any other advice once I finish up about getting leads being new, and going solo or on a team at a brokerage will be helpful as well! I'm brand spanking new to this so I'm still learning all the terms and how everything works!
