@Kathy Kifer can’t you potentially book a 30 day stay during that gap? I wouldn’t pass up a solid future booking in April. Take the money 😉

@Alex Clark house hack all the way. You get the most favorable financing, your down payment is much lower than a rental, you can therefore afford a more desirable asset which mitigates risk (nicer properties appreciate more, are easier to sell, attract quality tenants and have lower vacancy/turnover), you will learn the ropes without nearly as much risk as an OOS property presents. House hacking is the perfect strategy for this season in your life (prior to having a family). Good luck ✌️

@Collin H. How do those areas you mentioned compare (gross revenue wise) with the E TN Smoky’s (ie Gat, PF & Sev)? I think I have a good feel for the TN side but not for WNC.

@Jonathan Foux rental real estate functions on a pendulum (less effort, less return; more effort, more return). STRs are an active business which requires more time & effort but greater returns are possible especially with self management. You can do remote self management, many of us do. You just have to build a local team. A great cleaner and a couple handymen on speed dial are key. It’s probably a good solid 3 month learning curve once you immerse yourself but you too can become a Jedi. Good luck!
