I emailed my local court house about how to obtain information about probate estates and this is the response I got back, is it typical to pay a monthly fee to obtain records on probate estates, and is this the list I need?

Good Morning,

The Preliminary Monthly Report (PMR) is generated for the Department of Revenue. This report is a listing of administration petitions filed the previous month and can be obtained for $26.08 per month. The report contains the case number, the type of administration, the name of decedent, the last known address of decedent, decedent's date of death, judge assigned to the case, personal representative of the case (if any), personal representative's address, and the value of the estate.

If you are interested in receiving this report, then please contact name (email) and she will add you to the distribution list. You will be notified around the 10th of each month that the report is ready and where to mail your payment.

When looking for probates what is your typical search criteria:

1) Open or Closed cases

2) Case Type (mine does not have one that say real estate next some of the peoples names it does say estate though)

Thank you for the responses. My plan to get started in REI is to rent my house out, I bought it when the market was at its low and now the market is gradually coming back up. So how would your balance sheet look for my first property.

Renters Expense:

Deposit: $3,000

Rent: $1,400

My Expenses:

Mortgage payment w/ Insurance and Taxes: $800.00

Renter pays for all utilities.

Current mortgage on house with taxes and insurance is $800.00 I can currently rent my house for $1,400.00.

How much of the $600.00 would you put towards expenses and how much would you take for profit. What formula have most used and had good success with?

@Ned Carey and @Sam Craven Thanks a lot I knew it almost sounded to good to be true. The ROI for a local wholesaler looked way to good to be true, so glad I got some feedback. I work a full time job so I do not have all the time to hunt for "buy and hold" properties what do you guys recommend on finding investment homes? I will be meeting with my Realtor this week to talk to him about my options, my wife does his hair and has been friend of family for long time would you recommend using him?

@Manny Cirino I don't mind paying a assignment fee. I am looking to find "buy & hold" properties to help build up a solid portfolio, I am trying to figure out what the downside of having a wholesaler find you properties? How I take what a wholesaler does is find properties not normally listed on MLS do all the market research for you to see if it is a profitable house or unit you buy the house through the wholesaler with a fee attached "finder fee". Am I understanding this right?
