@Mike D. I don't know if I will get approved for another loan that is my problem. I do have 2 years worth of tax returns on my house I bought the house November of 2011.

My only dilemma is do I sell this house and use the money to reinvest in more properties or do you rent?

@ scott swink right now houses in my neighborhood are going for 1,400-1,700 (I do all my estimates on low end). When the hospital opens I know that will drive the price up even more.

I bought my house 3 years ago for $105,000 the appreciation on it of to date is $50,000. Projection for the house is it will go up another $20,000 by the end of the year. In 4 months a hospital will be opening 5 min away.

My plan is to rent the house out when the hospital opens for around $1,700 month. I currently pay now $800.00 month with taxes and insurance included in that price. Houses renting in my sub division are currently going for $1,400 month, and do not have hardwood floors and stainless steel appliances like mine.

Does this sound like a good way to start my investment portfolio, it will not be the 2% rule but more 1.7%.

Once I do the above steps what would your next step be to adding another house or multi-family unit?

@Bill Gulley The Hospital is being built 5 mins from my house and opens in 4 months. The amazon warehouse is being built 5 miles away sorry if I did not clarify that.

I bought my house at its lowest point in the market 4bed/3bath with nook 1800 sqft for $105,000 house value at peak was $250,000. We got an USDA loan on house so we only had to put $1,000 down on house current mortgage payment with taxes and insurance is $800.00.

In 4 months a St. Joes hospital will be opening up and about 5 miles down the road there is an Amazon warehouse opening up. I have also heard there suppose to be building a shopping mall and office retail area across the street from our neighborhood. My question is will this add more value to my house? I am currently trying to talk my wife into renting out are house so we can have someone else pay off are mortgage (which is hard task lol).

What advice would give me to do to this house ex: rent it out, sell, etc.....?

@Lenny Longo I know exactly where you are at my wife loves the Ellington Mall down by you. I do hope once I make that first REI I will overcome that fear I currently have.

@Scott Demots I have only been on BP for a couple of day and already gained a lot of information and knowledge from this site and I know I have only scratched the surface can't wait to really dig in and get into it.

I got a list together of books I want to get from your first article suggestion and look forward to reading the other articles you recommended thanks a lot again for taking the time and giving me those suggestions.

@Aaron Montague as you can see I took your advice and posted a profile picture of me and my wife. Thanks for the advice on the loan options great information. I see you are a golfer I try to get out once a week, is there good courses in Vermont I thought it would be to cold to play?

Hello All,

My name is Joshua Fair born and raised in Tampa Florida I am 29 with 2 beautiful girls and wife. I currently am a Project Manager and Estimator for a large electrical company in the area and love my job. I have always been an entrepreneur but never could get over the step of FEAR and I can finally admit that and I hope to conquer that FEAR which is my first goal.

My end goal is to have enough cash flow from lease and hold properties to not have to work a 9-5 and work for myself. My goals and steps to get there is to read, educate and master the knowledge of lease and hold REI, Build a relationship with a mentor that we both can benifit from (someone that has been there and done it to save me some heartache), than finally make that first leap and conquer FEAR!

So my first goal: obtain as much knowledge as I can in hold and lease. What are some good books on this subject that some of you have read would be greatly appreciated.
