Something I am currently interested as well.

4BR/3BA SFH (possibly smaller if the numbers make sense)

Between Kissimmee & Lake Nona area (not something like pine hills)

30-45 minutes to Disney & tourist area

No HOA or low HOA

Must allow a short term rental (open to long term rental if the numbers make sense)

Last property I was interested in, I found out that it only allowed 7 month leases for rentals.

@Eduardo Suarez what makes you so certain you’ll make good on your first flip? With no experience and also no money in, I don’t see why someone would jump on this opportunity with you just based off of good faith. Do you have a 9-5 or some type of other stability?

How is Philadelphia for rental properties? Is it a good area to invest in rental units?

What’s the average rent for Philadelphia, PA?

Any areas in particular I should stay away from ?

Any areas in particular I should look for?

@Brandon DeVega I don’t want to say it is impossible, but it is highly unlikely you will find a 5br+ for 400k. One main reason for me not investing furthering in New York is the price point.

@Matt Nico I decided against a property because they said I could only do 7 month lease. It was in Osceola.
