What are the numbers in Brooklyn? 2/1 in the Bronx I charge 1500 and a 1/1 1000. I do know others doing 1600 for a 2/1 and 1200 for the 1/1.

Hello, I’m looking to start my business in Orlando/Kissimmee Florida Area. My plan so far is get a property under 150k and rehab for a flip. I have experience with renting out from my parents but this will be my first project on my own. Any tips and beginners guides you can refer will me most helpful. As I learn I will be sure to return the value you have given me to someone else. Thank you

Screen, Screen, Screen. Bad tenants can turn a beautiful dream into a nightmare. Also, 3x month security would be a nice cushion in worst case evictions. I’ve seen a post around the NYC asked for 5 months.

I am interested as well and looking to learn of the potential in Orlando and surrounding areas. I’ve heard from word of mouth that Clearmont was somewhere that looks promising.

1.  Don't over rehab the place.  Chances are the NYC fit/finish demanded by the buyers would turn a FLA flip upside down.    

2.  Get with the trends - Even if you are high end (WPB for example) be 100% CERTAIN that your design choices match the highest comps in the area.

3.  Get in and get out fast.    Time is literally money.

4.  Add X,XXX to the realtor's recommended selling price.     Your home *should* set a new comp for the area and not simply match a home that sold in the past - presumably not freshly rehabbed.

5.  Please keep a journal/diary of your daily activities.    One your next flip you'll thank yourself that seemingly innocuous notes will really save you time/money.    Example:   Frank Smith with WPB code enforcement at phone # XXX was fair, fast and a huge Dolphins fan.  Or King's Concrete never showed for estimate.

6.  Keep posting updates to social media.   Your friends/family will appreciate it and you may even find a buyer!
