@Gerry Cohen I had a similar experience with Scott back in 2012 and was successful in at least getting my investment back from him in 2014 after getting a judgement and going through the collection process.  I wish that I could've saved my time and effort, but I hope this will help someone else in the future from being taken advantage of when trying to learn and grow.

Well the property is actually on my street. I know the owners and from doing research with the city website they appear to still be the owners of the title. They have moved around the block and still come to the house so i know i can get in contact with them and I know the area. Since they have abandoned the property I am sure they would potentially be open to making some deal to sell and get it off their hands.

So to understand I would need to offer at least what they owe on the mortgage or get them to agree to a lesser amount but they would need to come up with the additional to pay off the mortgage?

I have found a property to wholesale. It has been abandoned but I am sure that the seller would be motivated to sale should i approach. My only concern is that the house may be under foreclosure. If we negotiate a price that is below what is owed to the bank will I still be able to wholesale the property at such a deep discount?

Nice to meet you. It is a slow go right now because my REIA doesn't have a meeting until late Feb where I can really start networking here. Maybe we can motivate each other from afar because I know that helps in keeping the drive to push through when times get hard.

I just missed the REIA meeting in my area on Tues but I plan to go to the next meeting but it isn't until the end of next month. My question is what to expect or how to approach the veterans there? I don't want to stick out like a sore thumb and ask all the wrong questions. lol

Thanks Justin this is a good basis for me to start. I have read that most prefer at least a 30% profit margin for the end buyer so i will take this into consideration also. I know that once I start finding the properties and plugging the numbers it will all come together. It always seems more overwhelming when just reading about it but actually doing it will make all the difference.
