I will suggest you stay away from absentee owners. everyone mails to those. Target list like probate, divorce, tax delinquent, bankruptcy, eviction, code violations, vacant

You can drive around your neighborhood to look for vacant or abandoned properties. Find the owners information including phone number. Call them to inform them you want to buy their house

Go to LA County court house. You can make a CD Download of tax delinquent houses in LA County.

Change your property manager, they are not doing their job. After the change if nothing changes then you can sell it on seller finance or 1031 it.

If you are closing in your name, the check is addressed to you. If you have an LLC then all forms are in your name if you aren't incorporated then all forms are in your name.

There is nothing wrong with letting them rent your place for Airbnb. You probably should consider charging them 10% to 15% higher on rent. Managing an airbnb is work as host has to make sure house is clean because reviews are important. As long as airbnb is legal in your area you have nothing to lose.
