Thanks @Lucas Hall, I've since setup my buildings in Cozy with rents scheduled to be collected starting March 1. Good product, why no native apps? Are they on the roadmap or has Cozy specifically decided to focus only on mobile web/responsive for the mobile experience?

Does Cozy allow multiple bank accounts? As in, tenants in Building 1 pay into the bank account specifically for that building (account 1) building 2 pays into account 2, etc.

Both lots are R3. One is over 10K sq ft, one is 7k sq ft. Should be good for 12 and 8 units by right respectively, but I want to know about what I'm missing, what bonuses I could potentially take advantage of, and better idea of cost to build on each lot specifically taking into account the sloping, height above street, required parking type (do we need to go subterranean or can we get creative) etc.

I want accurate information and numbers, or confirmation of my own so I can start building proformas and make decisions.

Thanks @Sean. I'm looking to engage with someone to advise approximately what can be built in terms of square footage, unit count, and approx cost per sq ft to develop based on the the land and property characteristics/grading/zoning and if there are any LA density bonuses I would qualify for. 

I have my own assumptions, but it's time to engage with a professional that can give me a more solid advisory report. 

I'd imagine that will have to be someone local that can come see the property and knows LA zoning well, but let me know if that is something you think you can help with.

I have a couple underutilized properties in Hollywood and surrounding. I am increasingly interested in redeveloping the lots to maximize the number of units per the zoning. I am ready to have initial discussions/consultations with an architect about what can and cannot be built on my particular lots taking into account elevation changes, zoning, etc.

Does anyone have recommendations for an Architect that does multi-family development and knows how to help the developer maximize square footage/unit count on an investors budget?

These guys focus on working with large and small real estate owners (some with massive holdings) and business owners, working with some pretty complex taxes. Typically when I am offered this, it's because the tenant knows his credit is terrible (foreclosure of BK on his record) or has an unreliable source of income (actor). They are typically pretty upfront why though.

I've recently secured a hangar at Whiteman large enough to store 2 aircraft. If someone is looking to share hanger space I'm looking for someone to sublease. My aircraft is small and high wing (Cessna 150), the second aircraft should probably be low wing but there should be a comfortable amount of space for it.

Would be great to to sublease to a real estate investor and pilot as we'd often cross paths!

Private Pilot, though I am not current. Recently picked up a C150 and tie it down at KWHP. I'll use it to get current shortly and build some time/confidence buzzing around LA, and eventually upgrade to something bigger/faster.

I also acquire, re-position/renovate, and hold under performing multi-family assets in Los Angeles.
