I found a property with a duplex and a 1/1. Needs 20,000 in repairs and ARV is 93000. There is a renter in one side who is paying 600 a month. The owner agreed to sell for 52,000 and he would pay the back taxes. So i fax him my usual assignable contract. I usually do $20 earnest money he called and wants me to pay 200 in earnest money. Should I allow him to dictate how much earnest money I give?

I just looked up transitional funding and found a company that will give you funding of you already have your end buyer locked in

my credit isn't good so how do I obtain transitional finding? Also what if I can't find an end buyer before closing,am I stuck with the property?

I have been mailing to the expired listings.  I ran across one that's owned by WF. I know I can get it at 65% of the asking price. How do I go about getting it, because to my knowledge the bank does not do assignable contracts.

I am a wholesaler and I would like to get into owner financing. Sometimes I get sellers that are willing to finance. I'm told I can match buyers with sellers and collect just as much as wholesaling. My question is how do I get my fee. Some say the deposit, which I don't understand and others say off the payments. Which is it and how?
