Post: New airbnb beds

This might be a weird question but I am starting my first Airbnb, I am wanting to fit as many people as a I can in a 3 bed & 2 bath, 1,200sq ft. I am wanting to put 2 full beds in the master bedroom and a queen and the 2 other rooms. People are telling me it’s strange to put 2 beds in the master bedroom. Should I put 2 beds or just one ?

I recently bought a BRRR project in Gainesville, GA . I am wanting to do a midterm rental, focused mainly on travel nurses and doctors. The home is located 7 minutes away from a 1 Trauma Center Hospital. I want to better understand the topic and be able to talk to the Hospital and set a contract to house their nurses. This would be my first time everything doing a midterm. I would appreciate any advice that could be given. An idea on the process and steps? What I need to do? How to furnish the home?

I have a tenant #1 that keeps making noise complaints of  tenant #2 playing their music to loud and late at night. I have talked to tenant #2 about the complaints and she has said she will turn it down and not play music too late. She claims most of the time it’s her kids playing and watching tv especially know that they’re off for the summer. Tenant #1 messaged me during the day time to tell them to turn the music down. However I don’t see anything wrong with tenant #2 playing their music during the day as long as it’s not at night. I am not sure how to handle it. I would like to see others point of views on the situation. Any advice would be appreciated.

I recently bought my first duplex. I inherited a tenant whose lease ends by August 1st. We talked and they asked if I would be increasing the rent I said yes to $925, they were originally paying $825. Market rent is $1,000. I told her the amount and he is an older man who lives off her social security check. He asked if it was okay for her to pay $900 for 6 months & then $925 the other 6 months. I said it was fine, there was no lease signed or anything. Well I moved in and got roommates, I made the error of giving them my number so now I get a text with complaint for any small thing. I want to know if since I agreed to the amount on rent but did not sign a lease. Do I need to continue to sign a lease for another year or am I able to give them the 60 day notice to leave the property once they’re lease is up?  
Any advice would be very Much appreciated.

I am buying my first house hacking property a duplex in Winterville, GA. It is on the outskirts of Athens, GA. I am looking for insurance companies that are good and affordable. I am getting an FHA Loan with 3.5% down. The purchase price is $230,000. I need it to cover the loan amount and cover my tenants. If I could get some help because I am barely starting off any advice would be helpful!
