I have a degree in metallurgical engineering. It has been helpful for simple analysis of numbers. I have found a new excitement with real estate. Currently looking for a mentor as I have so much to learn.

It is rented. I made some miscalculation on closing costs overall and ran into a an extra expense when the AC died but I actually had prepared for close to what I put into it. I didn’t think I was going to be able to get into this with no money down. I did a cash out on my personal residence for it and have another way to get more cash in a couple months. I also want to be able to generate more cash to be able to reinvest.

I have been looking into other strategies. I have joined 2 REIA groups and hope to learn there as well

I have found that I enjoyed the process of my first BRRRR. I am looking forward to my next one. I also realized that I want to be doing something in between projects. I don't know when I will next be in a position to begin my next project. So now my question is, what do I do next. Once I have the capital available for another property I will repeat, but is there another area of real estate that I can use to fill the time and build investment capital?

Just found Dallas Real estate investors network on meetup. Looks like pre-COVID they met twice a month

I talked to someone yesterday from Blair Halver. He talks about a program that sounds like a version of options. It has a 10K enrollment fee that they claim to guarantee success. Anyone heard of this group? Are they legitimate?

I just talked to someone with Blair havler’s real estate “course”. Has anyone else had experience with it. Is it worth the fee?

Can anyone tell me when there are REI meetings for the Dallas area?
