that's the million dollar question lol. I understand it's going to depend on the quality of tenant and how often repairs come up, but I'm hoping for an average of $400/month total for the property

This past week, I closed on my very first property! It feels good to be off and running after being on the sidelines for so long....I have a lot to learn because this journey is clearly just getting started, however it feels good to be on the board. 

For those curious, the property is a duplex in 44102, 3/1 in each unit.

Im still looking to connect with more Cleveland investors so feel free to message me (especially fellow 44102 owners!)

I'm currently in the process of closing on my very first duplex! I put a lot of time into putting a small team together because I'm an out-of-state investor.

One thing I haven't put any time into is relationships with other Cleveland investors. It's important to me to know other like-minded people with similar goals, who are going through similar things...so I would love to meet some other Cleveland investors to hear about your portfolios and experiences in Cleveland (especially those in the 44102 zip).

For those with properties (preferably duplexes in Cleveland) do you usually rent places with appliances (fridge, stove, etc.) already included or do you ask tenants to bring their own (mostly section 8). I've heard a few different takes on this and wanted to hear what others are doing.

got it, thanks. and you said u see around 70/month for that 3 bed SFH?

Does anyone issue a flat rate to tenants each month to off-set water bill. Also, any duplex owners with 3 room units have any numbers they can share on average water bill?
