Sorry to hear that! My experience as a Property Manager has shown me that if you give timetables, stay firm on them. Have consequences that are fair for both of you but uncomfortable for them. As a multifamily Property Manager I would build a percentage of late fees into our budget - and that even helped with income! Most people will steer clear of being late if they know it will hurt them financially and that you mean business. In rentals here, 10% of the payment due was common. I'm not sure what you can do now, but hopefully that can help you with the next deal. Prequalify your people also - credit, rental, criminal background - anything you can legally get helps to see how they will treat you. Good luck and God bless!! Don't give up :)

Newbie alert! How can I find and secure a hard money lender? I want to get started! Even PML seems like a hard thing to find but it seems so many of you have no problem finding them. Where do I look first? Thanks in advance!
Hi Justin! I've worked multifamily Property Management for about 20 years. It is super sensitive to fair housing laws, however in that case you only can take one applicant at a time - not at all like SFH. If you have less than 10 rentals, you can simply say you have approved another applicant and give them back their application money if you haven't run their credit and lost any funds. No explanation is necessary. That being said, mass quantities of people (probably over occupancy standards in your area) or having two large dogs - neither are protected classes. Therefore you wouldn't be discriminating. The key is consistency - if you rent to the other people and they have two large dogs - then you aren't remaining consistent, and other questions may arise. If either party presses for a reason, you can flat out tell them your standards are no pets, and only 2 guests per person - to dissuade them from asking any other questions. They will know why and likely go elsewhere with no conflict. Hope it helps!!

repeatedly found that by using a decent quality sheet vinyl, you minimize damage. With the other types, I have seen seams come up, come apart from dirt and water damage (picture an icemaker or dishwasher leak that the tenants didn't bring to you b/c they thought they damaged it) and when trying to replace a plank or two - the color never matches. Today there are some very nice options that I have had investors have to touch to verify it wasn't really wood. Good luck!
