I certainly don't mind paying an attorney - it's a great value!  I would make sure I had  title insurance and clear title.  I just was wondering if you "legally" needed to use one & if there was ever a reason not to?  

Ok - it sounds like a dumb question, but since I have only bought through agents before - I'm not sure of the protocol here.  Say I get a purchase and sale agreement from a motivated seller who agrees to a closing in 7 days.  Do I then do the closing myself or should I bring in a closing attorney?  Is it a requirement?  

Question - what about an S Corp? I heard they were a better option for flippers and an LLC is better for rental investments...anyone have experience with this?

As a Property Manager I have always done a walk through with the new tenants and found that it's a win-win to do so. It protects the PM just as much as the new residents and the owners. I have yet to have an owner ask for a copy, but it is always available upon request, in the property file. If you want a copy I am sure your PM would gladly get it to you. If you are uncertain they are doing one, then it would be a good thing to "inspect what you expect" at least every now and then. Keep in mind that doing this walk through should be a part of your Management Agreement, and that unless you are just establishing a relationship, your PM may feel you don't trust him/her. @SteveHaight - thank you - I think it's a great area as well!  It sure is growing :).  I have not seen foreclosure.com but was recently instructed by a very successful investor that he never buys on these auctions.  The risk is too great for him.  It seems like without these listings that it's a bit hard to find a deal!  How do you look for deals?

hi!  We are actually at the three day seminar, day one end.  While there have been some things I already knew from studying and listening to BP, I have also learned an incredible amount - it was worth it this far.  I will not be doing the mastery program.  However, I feel confident that I can actually leave here Sunday and DO the business - that confidence, to me, is invaluable.  

@Gavin Sronce & @FrenchBroad - Thank you for the advice!  I will check out BP blog history too.  

I am a brand new investor, ready to make my first deal.  I found several OK deals that will be foreclosed at the courthouse steps, but the best option is a property set up for online bidding with Auction.com.  Does anyone who has used them have some feedback or stories?  I'd appreciate any advice!  

For me, it depends on the market. Have you done a Market Survey of the area rentals to see what they include? Most all of them where I do business would consider utilities up to the renter. Unless it was very low income... Hope that helps!
