This is a small, quick and easy one. All the demo is already done! This approximately 700 sq ft home is ready for finishes. All the electrical and plumbing is in-tact from what I can see. It's just drywall and finishes from here, but it's only 700 sq ft, so it won't break the bank. Please NOTE* when taking a look at the comps, please make sure to look at list price between sold price. The comp near this home sold for 45k more than the listing price, within 9 days. Meaning this area where the new $3 Billion City of Champions Development & LA Rams Stadium is being built is really making the housing market around the area go crazy with thousands of new permanent jobs that are being created.

This home is zone LARD 1.5, you can add multi units if you wish (check with city for details). It's not necessary to do so to make a solid profit but if you want to maximize your profit then that is definitely an option.

This is a unique property with GREAT upside. This condo is currently 2 bed and 2 bath which can be converted to a 3rd bedroom 2 bath condo. If you notice the sq footage on the 3 bedrooms condos in the complex you will see that they are only 54 sq ft bigger. The difference that I see is that they have converted a portion of the HUGE garage (636 sq ft) into the 3rd bedroom. Its going to take some work but the bang for the buck is worth it for me. This condo complex is a land lease complex with only $224 a month for the land lease. With that being said the HOA has informed us that they are currently in negotiations to extend the land lease which has 28 years remaining already. Yes a land lease situation is not ideal but the price point for your retail buyer is ideal... under 400k in a very desirable location!!! . I have concluded a gross rent amount of $5150 a month for this triplex. Main unit $2750 (you can easily make a 3rd bedroom) 2nd unit $1500, 655 sq ft (you can easily make 2 bedrooms) and Studio unit $900, approximately 400 sq ft. With all that being said if you are interested in taking a look please let me know. 

approximate 10% cap rate with equity 

This would be just a great flip aswell, Arv if flipped around high 7s

If you want a GREAT return on your money then this is your project. With an approximate 30% ROI (cash on cash) this project is a sure winner. The greatest part of this new build is that they have already spent plenty of money for architect, soils report, engineering, plan check fees ect ect. The seller is VERY inexperience and just wants out of the deal. This home is located in a really secluded location with a spectacular view. This is a Flat lot, so makes it easy to work with. The plans have been submitted and a corrections sheet was issued last year. So, at this point, you know exactly what the city wants to see and you can move with the project rapidly. If you don't have much experience with new builds this is a good one to start with, due to the fact that most of the leg work has been done. Also, the purchase price amount needed for the project is minimal. Making this home an easy and exciting one to get into and build. Lastly there use to be a home on the property of approximately 800 sq ft so all the utilities should already be pulled to the location.
