If you want a GREAT return on your money then this is your project. With an approximate 30% ROI (cash on cash) this project is a sure winner. The greatest part of this new build is that they have already spent plenty of money for architect, soils report, engineering, plan check fees ect ect. The seller is VERY inexperience and just wants out of the deal. This home is located in a really secluded location with a spectacular view. This is a Flat lot, so makes it easy to work with. The plans have been submitted and a corrections sheet was issued last year. So, at this point, you know exactly what the city wants to see and you can move with the project rapidly. If you don't have much experience with new builds this is a good one to start with, due to the fact that most of the leg work has been done. Also, the purchase price amount needed for the project is minimal. Making this home an easy and exciting one to get into and build. Lastly there use to be a home on the property of approximately 800 sq ft so all the utilities should already be pulled to the location.
