Is there a certain website or resource that is used to determine what the major forms or employment are in a rental market? Any information would be greatly appreciated!

@Charles Carroll while I’m still trying to determine the specific market to invest in, I’m looking to invest in a market that is in either Connecticut, New Jersey, or New York that is 2-3 hours driving distance from Suffolk County. As I get a few rentals under my belt I’d like to further explore long distance real estate investing in markets in the south

Hello,

Is there a way on Bigger Pockets to obtain access to lists of credit unions, banks, community banks (portfolio lenders) and lenders (hard money or private) that provide financing for investors that are interested in investing in a particular state or town? Any information would be greatly appreciated!

@Brian Wilson you could explore utilizing creative financing options such as seller financing, lease options or partner with someone who can qualify for a loan while you provide the capital for the down payment/closing costs. It can’t hurt to reach out on BiggerPockets to see if anyone on the forums is looking to partner on deals in the area you’re interested in investing in

Hello BiggerPockets Community!

What’re the steps that an investor should follow during the due diligence process when analyzing a property to determine if it’s a good deal and safe to purchase?

What’re typical mistakes that beginner investors make during the due diligence process? And how can these mistakes be prevented?

@Berry Starnes I just called TSP and they told me that after the loan is paid off in full you're able to apply for another TSP loan 60 days after the loan is paid off. This also explained to me that this will apply if you decide to pay off the loan earlier than the original due date of the loan

@Hoseah Njuguna thank you so much for the information. If you refinance the property that you used funds from your TSP loan to purchase, are you able to pay back the TSP loan in a large sum? Or do you need to strictly stick to repayment process based on the duration of the loan?

@Hoseah Njuguna Hi Hoseah, I'm interested in taking a loan out on my TSP account to purchase my first rental. Would love to touch base with you to hear about the process you followed when you purchased a rental with a TSP loan
