Another obstacle is limiting my personal liability. I have read LLC's are not the best to buy real estate with it being difficult to get loans from banks due the limited liability. should I put these properties under my name, or should create some sort of corporation/llc to put my properties under.

 Welcome, Clemens! BP is a great place to start. In these initial stages, focus on building your core4 of agent/deal finder, lender, property manager, and contractor for the market. As for a market to invest in, I put my money in markets that have a growing population and job market with landlord-friendly regulation.

Having an agent in place to find the best available deals and filter out the bad ones will make the investment process much more efficient regardless of the market you choose.

When it comes to choosing a market to invest in, you don't have to look too far. There are out-of-state investors purchasing properties near you

Hi @Nakul Patel, welcome to BP

I can't speak for California, but you don't have to market specifically for Section 8 tenants in Ohio. Individuals with a Section 8 voucher will typically seek the nicest housing that does not exceed their voucher limit. Wherever you invest, I recommend hiring a property manager who is highly knowledgeable about Section 8 and its frequently changing guidelines.

Putting down at least 20% ensures the best rates and avoids any PMI payments.
