@Matthew Miller - I 100% agree with your statement that the operating cap rate could shrink if the property is poorly managed. It's important to note that when purchasing class C and D property to conservatively estimate vacancy and repair costs. 

@Thomas Petra - These property classes typically require more repairs and evictions. Also, a property manager may require a higher fee to manage a difficult property due to the time that is required to maintain it.

@Charles Soper - I believe that the only way to really learn a market and have confidence in your investment is to get your boots on the ground. Often said, rarely done. Great advice! 

When Hadar and I first connected he informed me of his travel plans to Jacksonville; I introduced him to my local contacts and he drove the market for a few day. I'm sure it was an invaluable experience for him.  

@Hadar Orkibi - As always you hit the nail on the head. North East Florida is heated right now and there are off market deals that are available if you know the right people. Thankfully I do know the right people since I live locally in Jacksonville. A deal came across my desk the other day that you might be interested in. I'll give you a call to let you know about it. Hey @Jake Berwind, I noticed you posted this question about 3 months ago. Were you able to successfully wholesale a property? I'm a licensed Florida Realtor so I generally assist buyers and sellers directly. However, wholesaling can be quite lucrative. I have a few pieces of advice that I would be happy to share. Welcome to the BiggerPockets community! The best advice I can give you, which is the same advice that @Brandon Turner, @David Greene, and countless podcast guest preach each week is this... you need to make a deal. That means you need to identify a few key strategies in order to find the property owners that are highly motivated or need to sell. Finding these deals isn't always easy, however, when you do land a deal that makes financial sense you need to be ready to act. The simple truth is that you need to analyze 100 deals in order to have the chance of purchasing 1. If you use the right tools like the BiggerPockets calculators, especially the BRRRR calculator, you will be able to process deals faster. I'm a local investor and Realtor in Jacksonville/St. Augustine Florida who is more than happy to answer any questions and help you along your real estate journey.
