@Jaquan Mccullough I don't know if I would say "really worth it", but it is more or less worth it. As long as you close one deal and either get some consistent cash flow or a flip, it pays for itself by a ton.

Hi Jaquan,

This is a common question and I'm sure there will be some very creative answers! One of my strategies that is old but still works is to drive4dollars and essentially just look for run down homes i.e., super tall grass in front yard, garbage on property, hasn't been updated since the 80's and before, roof damage, etc. Before COVID I would just knock on their door and speak to them face to face, but that isn't really an acceptable practice anymore, so download DealMachine and BatchDriven on your phone and use those when you find a property that you want to make an offer on/speak to the owners.

Welcome to BP! Every reply to this post if very informative and they have some great points! Something that was mentioned in the most recent podcast, I believe it is episode #422, REI is more fun when it is shared; working with more people. My recommendation, regardless of where you are looking to purchase, is to work with a local Realtor or see if you can attend your local REIA to meet up with some like minded people. I mention working with a Realtor, or someone who might have more experience finding the right properties for your specific needs. Or better yet, work with someone who has the time to sift through all sorts of deals and show them to you and figure out what will suite you best!

Hi Brandon,

You have a very legitimate concern! Speaking as a newer agent myself I feel like I can give you some decent insight. For one, since Jordan is a newer agent they should have more than enough time to tend to your needs and understand how they can help you, and they should be doing this quite often. Two, because Jordan is new I would be surprised if they don't have a mentor relationship with Pam, meaning that as soon you and Jordan find the right property Pam should be more or less available to guide Jordan, and you through the process. Another reason, because Jordan is new they should be amped up, available whenever, and constantly reading and studying the current contracts and sales strategies!

I strongly recommend you ask Jordan and Pam what the process will look like, and state your concern, that you are indeed skeptical of working with a newer agent!

Commission is never fixed, it is always negotiable. I would bring up your concerns, or speak with other agents if you are not contractually bound to this current agent! Remember, we work for you! If you succeed, we succeed.

Hi Matthew,

Personally I use DealMachine and BatchDriven as a kind of drive4dollars tool. They both help you get contact information of property owners, so if you see something you like a lot that isn't for sale and want to contact the owner to make an offer as soon as possible these are great for that!
