Hey Jackson,

I realize you posted this 6 days ago, but both options—SFH and Multi—are great. It really just depends on what you and your soon-to-be fiancée (congrats, by the way, when that happens!) feel most comfortable with.

Even if you're renting to a good friend you like and trust, living with them isn’t always ideal in the long term. Especially as you two plan to start your lives together, you’ll likely want that extra privacy. At least, that’s how it worked out for my wife and me.

Since you both have years of experience as tenants, you probably already have a good sense of the kind of renters you'd want for your property. Managing property can either be a lot of work or fairly hands-off—it largely depends on the property’s condition and how well you screen potential tenants.

As for deciding between the two property types, it really comes down to your long-term goals. A SFH doesn't require a 20% down payment; you'd have PMI to deal with, but as you probably know, it's usually a manageable cost. Staying as liquid as possible might also help you handle CapEx, taxes, small repairs, and so on.

Hey everybody,

I am trying to strategize with my friend and partner about purchasing our first property. Do any of you know if there can be two buyers listed on an FHA loan, each of us being in different states, do we both have to occupy the property or can just one of us live in it to satisfy the OO contingency?

I already have some areas I want to talk about, but I was wondering if any of you have some top tier questions that you discussed, or wish you discussed early on in a new relationship. Right now, just about all I can do is analyze deals and bring them to the table.

From what I've found in my research, there doesn't seem to be any REIA in the area. However, there are a good amount of groups in the Solano area! I'm sure after COVID everyone interested in the Napa area could set something up!

@Allan Pilapil, no investments yet! That is my goal though, generating income as a Realtor right now and learning the ways of real estate in every way that I can.

Hi Eli,

I think Joe and Elise have hit this right on the head. It seems that the majority of agents are focused on luxury homes, new construction, and maintained SFH; all of which don't apply to most RE investors. Find an agent who LOVES real estate investment and doesn't mind doing the work to find the right properties. As Joe mentioned, a lot of agents will look to get an exclusive contract, which makes sense for the agent in most circumstances. However, it seems in REI most of us realize the value that we can all bring each other and the favor is reciprocated. I.E. the agent finds you the investment property, you buy, fix, flip, and sell it through that same agent.
