Oh I did not know that. Yes, looking for someone to run the job-site as well as bring sub contractors I.E. tile/flooring/cabinets etc. I'll look for your DM!

Hey guys! I've recently acquired some properties in Nashville and I'm looking for some contractor recommendations. I'll be doing some facelift/kitchen & bathroom remodels. Does anyone have a general contractor they have worked with in the past and could recommend?

If not a GC I'll take any recommendations I can get!

I.E. All cash invested $1m

Market value: $1.2m

= 83% cost to value (17% profit)

What are people usually aiming for at a minimum?

Hello!

I have had some great success in the single family & small multi-family space over the past several years. Now that I've got some capital, connections, lenders and experience, I'm looking to break into the multi-family space.

I would love to consult with an experienced real estate professional to gain some insight on the following:

- Ways to structure partnerships on larger multi-family deals (15+ units)

- Building multi-family VS. Renovating multi-family/condo-conversion (and potential partnership structures for both)

I've got several rentals that have around 40-50% equity in them. I'd love to pull some of that equity out without changing the existing loans I have on them since I got some great interest rates.

Does anyone know of a program that allows HELOC's on investment properties? (The existing loans I have are conventional, and the properties are held in my personal name if that helps).

I have several properties held in an LLC I'd like to cash-out refinance. I can't go conventional or I'll exceed my allotted 10 properties/name.

Is there a cash-out refi product built for SFH being held in an LLC? Having a hard time finding a lender! Any recommendations would be greatly appreciated :)
