@Ryan Hickman I think there are multiple factors to look at here. Location, appreciation, and cash flow. If you rent, would you even make a profit? I would think that if there is any onset hesitation, you might want to look at other properties...you can easily get a multi-unit at that price, too.

I would recommend attending meetups and other networking events, as well. I started three years ago and it took 6 months to find my 1st investment property. It was a a lot of looking at neighborhoods to find the right one, doing market research on the area and rent, etc. Its exciting because you become more and more knowledgeable as you go. Network, make sure you have good cash reserves, credit score is in good-standing, and you find a realtor that has an investor mind-set. You're in the right place for all of this :)

Congratulations on taking the step to getting started. I am not familiar with auction homes, but what I do know is that they can be pretty risky and require cash upfront. Do you have an area in mind for renting or flipping?

@Latifa Al Latif exactly! I just picked up a property in Grand Boulevard so yes there is much potential in that market. I would encourage you to tap into the market because it is looking good! Lets talk more if you’re interested.

I would most definitely look into moving out of Naperville. Way too expensive. Is there a reason you chose Chatham? There are many other areas you might be able to find good deals

@Dan Taylor I would HIGHLY recommend you check out the Kwak Brothers. They have meetups in Naperville, by far the best group I have ever attended. (download the meetup app). They also have a youtube channel on leveraging HELOCs to accelerate your mortgage payoff. Also, check out the events here on BP, there is one every Wednesday at PonyInn that is amazing.
