Cheers,

We specialize in high end finishes and wanted to showcase our abilities on this one.  Also, we wanted to market it as a luxury rental so we can get top dollar.

The condo was purchased in cash so it's free and clear. We average $3500 a month and minus HOA of $446, we clear $3k a month.

It averages $3500 a month and subtracting HOA of $446, it clears $3k a month.

Bought the property in cash so it's free and clear.

Purchased this 2 bedroom/2 bath condo for $285k. Decided to do a fully furnished luxury rental on this one. We put $40k into the remodel. All high end fixtures...venetian plastered walls, custom speakers throughout, built in Miele coffee system, custom cabinets, concealed dishwasher, toto toilets, hardwood floors, redone bathrooms, etc...

@Euan Arcia it's a great area, and your business model is so clever given that most buyers in that area want perfect homes or nothing. I don't know any retail buyers in Del Cerro who would buy a fixer (our kids used to go to school there so we know a fair number of families in the area). I also love that you are disproving the myth of not being able to make money in SD flips. If you make major improvements and do excellent work it's very possible. Can't wait to see your next one!

Again, thank you for the kind words! My business partner grew in Del Cerro so he's very familiar with the area. I personally want to live there especially now that I have a 2 year old son. It's a great neighborhood to raise a family and I just love the houses there. Hopefully I can find another one in Del Cerro.

Thank you! If you happen to come across a fixer in the Del Cerro area let me know. I love that neighborhood!
