Been MIA for a while....Here's my latest project.

Purchase price was $300k. 

Full remodel cost including labor, closing costs, utilities, etc... $50k 

Commissions: $11,250

Listed for $450k. 

Potential Profit: $88,750

The entire project took 4.5 weeks from start to finish. This was a 5 bed/2 bath 1966 sq ft home. Features include new waterproof/scratch proof laminate floors throughout, new carpet in the bedrooms, quartz counter tops, white shaker kitchen cabinets, high end Samsung appliances, video doorbell, Ipad control station, 2 large living rooms, LED lighting, new windows, floating bathroom vanities, a huge walk in laundry room, tons of closet space and a spacious yard.

I have a 1 bed/1 bath 620 sq ft condo in North Park for $249k. It's more of a rental property which you can charge $1300-1600 a month.

If you feel that you aren't getting the necessary training or learning as much as you can, you want to consider going to a different broker. There's are plenty of brokers here in SD who will offer what you are looking for. I would talk to agents that you have dealt with or know, and ask them how their office environment is. In this profession, we are constantly learning which is the best part!

I was in the same situation as you when I first started. But I learned as much as I can and just took that knowledge to the next level of my business. 

Looking back, I couldve went to a broker with an office atmosphere so I can be amongst other agents and I could've possibly learned more, etc... but what's done is done. 

Maybe look into meetups.com because agents have weekly meetings and it might be a great place to meet other agents (obviously lol) and pick their brain. Just a suggestion...

Is the flipping market still strong here?

Flipping market is still good if depending on what margins you are looking to accomplish. Currently have 4 projects going right now and should be hitting the market this month and January.

I agree with @Account Closed 

Find somebody who has flipped homes. Check out their portfolio or current projects, talk/interview them, and just do the due diligence and make sure you are comfortable.

I have a friend we sold a house to in North Park that has a granny flat that is being used as an AirBNB. I don't really ask about their financial business but from what they've told me, it pays a good portion of their mortgage. 

Prices in north park are ridiculous so you'd have to find one that pencils out to your liking.  I don't know your financial situation or budget but there are other areas in SD that are up and coming that you may want to consider as well. I've been offered properties with granny flats or to build one but my main focus is flipping.

My friend attended that Fortune Builders seminar. Like @Sean Yang mentioned it provides good info in a more organized/professional way. 

I would try to hit up the weekly/monthly SD meetups. Or try and find a mentor in the area. You'll learn the most from them.
