After looking at it I think i used the wrong term. I used the rental calculator and that is what the cash on cash ROI is

Im looking for a property manager for a client buying 2 4plexs right next to each other.  If all goes well he will need a property manager within the next month.  The 4plexs are located in Ogden Utah , zip code 84403.

So I found a property and after running numbers I come up with just over 6% NOI, from everyones experience is this avg or below or above from what I can expect?

I'm looking into a 4plex to buy but other than asking the owner a lot of questions what's the best way to go about visually inspecting the building since its full of tenants?

 Its in Centre County, PA and a couple of the nearby cities are Boalsburg, Centre Hall, Port Matilda, Pine grove, Ramblewood, Bellefonte, Philipsburg, Clarence, Tyrone.  I also found out that the zip code for state college is 16803 and 16802.  Some of the surrounding zip codes are 16851, 16827, 16801, 16870, 16823, 16828, and 16801.

My friend is moving to University Park, Pennsylvania 16802 to go to Penn State, he'll be there for about the next 4 years.  The goal is to find and purchase a property near the school that he can live in while going there and also house hack.  Please let me know if you can help out or recommend someone that can in this area.

Hey Y'all,

Eric Trostle here checking out BP thanks to my Brother-In-Law, now I'm hooked on the podcasts that i listen to each morning at work.  

I just got my Real Estate license in November and am currently working to close my first transaction June 3.  Only other real estate experience I have is buying a home with my wife 4 years ago(and the occasional seminar from StrongBrook, Yancy, etc).

I'm working 3 part time jobs until I get things going as a Realtor and also starting to get things planned to invest in real estate to help supplement my income and set my family up for retirement.

I'm looking forward to learning from the BP community & getting to know everyone.  See ya around!
