I wasn't able to go but I do remember seeing an email come through mentioning because of Labor Day they decided to instead do a networking dinner for those available. It was over at Javier's at 6:30.  From what I know it will be business as usual next month.

Welcome to Ogden :D  Its a great place and have lived in the area most of my life.  Those two places @William Hochstedler mentioned will be a great place for you to meet people.  There is also a pretty good FB group that i recently found called "Utah Real Estate Investors Association-Deals and More!"

@Bastian Kneuse I haven't personally been involved in 50+ unit real estate transactions but always looking for new challenges and ways to grow though.  As for some insight to the market here...Weber and Davis counties are experiencing very very low inventory for people looking to buy, rent, or build and has created a high demand for everything and anything.  We just had our annual economic and housing forecast for the area and are projected to see house prices go up another 10ish% mainly due to the high demand of people needing a place to live.  If you're interested in listening to the entire forecast you can do so here.  https://fb.watch/3728Ule-_z/.  Let me know how I can serve and help you in your journey!

I was born and raised in the Ogden area. There are good spots and not so good spots like anywhere else but overall is a great place. Depending what your looking for you can also look in the surrounding cities(South Ogden, Riverdale, Washington Terrace, Roy, North Ogden etc) are great as well.

In the Ogden area you have Weber State University, Hill Air Force Base, and a lot of jobs which keeps rental prices high and in demand.

Real estate related Podcasts I listen to on a regular basis is bigger pockets and Joshua Smith GSD. Podcasts bot related to real estate but still love is Impact Theory with Tom Bilyeu and Achieve your goals with Hal Elrond.

Top 3 books I’d recommend are:

1. The Go-Giver by Bob Burg

2. The Miracle morning by Hal Elrod

3. The One thing by Gary Keller

The biggest thing that helped me get going was a training program and a support team(mentor, broker, escrow officer, lender, home inspector, etc) to surround myself with so that I could take care of anything that came up even though I was brand new. Truth be told that I find my support team just as valuable today as when I first started since there is always something new to problem solve and figure out!

When you align yourself with the right resources/team you can make sure your clients are being served at the highest level even while you are at your W2 job if you can’t answer texts/calls/emails within a reasonable time.

Congratulations and best wishes!  Sounds like you have the drive and work ethic that you will get where you want to be :D   My wife and I made a similar decision a couple year ago.  Although scary and hard to know what would happen we did it and truth be told the sky didn't fall and the world didn't end.  Over time the uneasiness subsides and we have become comfortable and excited for the new quality of life we live!

Buyer's have enough expenses buying a home that I don't ever charge clients money and get paid whatever the BAC is.  I'd recommend having a chat with your agent to see if he/she is gonna hold you accountable to the 3% regardless.  For example if I put 3% on my buyer agreement but the compensation being offered from the seller is only 2.5% I just have my client sign an addendum reducing the commission agreement amount and then my accountant can use that on my taxes as a discounted service.

I'm still getting reacquainted with everything...lots of improvements over the years.  Right now no recommendations other than it would be nice to have an improved app that would have the "tools" on there but other than that i've been happy with the updates thats been happening.
