Congratulations on your license. As mentioned before lead gen is gonna be important. Get word out to your Sphere of Influence(SOI) that you have your license via letters, text messages, social media, etc. Start working on activities that generate leads, you don't need a ton of lead sources, find 4 that works for you and master them. I'm focusing on two online sources and two offline sources to generate leads. Once you get leads coming in set appointments, conduct appointments, get them under contract, and finally close the transaction. You'll want systems set up for any task you plan to do more than one time. I'm still working on this along with tracking your numbers. This will allow you to know where to make improvements and spend more time on the money producing activities.

I'm newer to this(so I'd first consult with an attorney before confronting him) but I thought PoA gave someone the right to sign your name, not make executive decisions without your consent. Rather that's right or wrong it sounds to me that your agent didn't perform his fiduciary duty by allowing you to pay more than originally agreed(which could be another issue). In short, I'd check with an attorney and then go talk with him or follow your attorneys advice. Hopefully your agent will see the value in maintaining your business relationship and will help you out.

 The property was built in 1984 and is located 31st street in Ogden.  Overall the unit is in great shape and would need little/no immediate work done to it.  It has some newer multi-family's going up around the corner which thought might help the value over time.
