@Jalen Carethers Perfect. I have about an hour before work everyday when it opens. I will definitely try that. Thank you, Jalen.

Congrats. That's awesome. I am also driving for dollars but haven't come across many promising properties here in Northern Virginia. I'm here in Fairfax County and finding property information on the court public access network site is not intuitive (probably intentionally). Do you actually go to the tax assessor's office to find your data?

I am also interested in knowing more about your inventory in this area?

Again, kudos.

I worked myself up to follow through and called him back but could only leave a message, which I nervously did (but with my power stance). Can't gauge how effective that was, but OK, tiny victory.

I am frantically brushing up on questions that I need to ask in case he calls again. And if that so happens when I am at my 9-5 job, I won't have my notes/script to rely on. It feels like I am looking into an abyss.

About the property: 3/2 with four levels, one side of a duplex, needs work, working-class neighborhood but neighboring properties are more or less solid, the house is potentially underwater (have to do more research).

What would you suggest I do to stay on message if I don't have my script/notes in hand? What are the 5 or 6 (or however many) essential questions you will ask to get information/motivation?

Any help is greatly appreciated.

Hey Daniel, welcome to BP. Sorry to hear about your job situation but it's probably for the best. This is the best possible place for you to start on this new journey. I would also suggest you join a local REIA and get a feel for the market. You will meet some great people and that will be key to your success. Good luck.

Thank you so much, Liz. And yes I would appreciate any tips you may have to impart to a newb like myself. The sheer volume of information on this site is intimidating, to say the least. I would be grateful for any help. Please let me know more about the Capital REI monthly meet up in Fairfax. It seems like a very good start for me. Again, thank you.

Hi Carson,

Thank you for your advice. I imagined there would be a lot of competition in the area. It is overwhelming to think about what strategy to tackle but that's exactly why I am in this site.

Please give me more info about the monthly meet up in Fairfax. Would love to check it out.

I am totally out of my depth here as I am a newby, but I would say it won't hurt to make the offer anyway. I heard on one of the recent BP podcasts the guest speaker made an offer on a house which was accepted after 9 months. Just my 2 cents.

Newby recently moved from the Lone Star to Northern Virginia. Want to network with experienced investors in the area. Been to a couple of networking events but still in the dark about where to start. Have the 9-5 but want to start investing in earnest. Don't have much in the way of $$ either. I am thinking it would be a good idea to start out by bird-dogging for wholesalers. Also have access to Fairfax County Court site. Any ideas would be greatly appreciated.
