And then panic sets in...

Hey folks, I am marketing to get my first wholesale property. I got my very first call back from potential seller after he got the yellow letter I sent just three days ago. Nearly dropped my phone, I was shaking so much. Unfortunately, I was driving at the time and the guy ended up leaving a message with his number. I worked myself up to follow through and called him back but could only leave a message, which I nervously did (but with my power stance). Can't gauge how effective that was, but OK, tiny victory.

I am frantically brushing up on questions that I need to ask in case he calls again. And if that so happens when I am at my 9-5 job, I won't have my notes/script to rely on. It feels like I am looking into an abyss.

About the property: 3/2 with four levels, one side of a duplex, needs work, working-class neighborhood but neighboring properties are more or less solid, the house is potentially underwater (have to do more research).

What would you suggest I do to stay on message if I don't have my script/notes in hand? What are the 5 or 6 (or however many) essential questions you will ask to get essential information/motivation?

Any help is greatly appreciated.
