With 60 units, a fraction of which are bound to profit you $1m, I'm probably not qualified to offer you advice of any sort, but if you can't 1031, or sink into a bigger deal, it sounds like you should pass if your net proceeds cannot put you into another deal that will net you more over the next several years than these units would.

@Jeffrey Heavner, my grandma was part of a small investment group years ago. One thing they did that I liked was a sort of round table Q&A where they could each pose a situation they were facing and get advice/input, probe the group for contractor recommendations, etc. it wasn’t very formal, and may not work well with a larger group. Otherwise, I like what you’ve got.

@Mark Sewell, can you give me info on the group you mentioned?

In Texas if I waited 4 days to submit a client’s offer on a property, I could get in serious trouble with the real estate commission. I’d ditch them in a hurry. Have you signed a buyer’s representation agreement?

Hello all!

I am looking for some Excel magic to be able to enter a desired ROI, actual NOI, & actual Loan Terms and it generate a max OOP, which I can then use to determine the max purchase price, but I can't quite wrap my brain around it. Does anybody already do this in Excel?
