I have loved all the episodes first and foremost. But 2 episodes that stand out to me in particular the first was when David Greene was breaking down market analysis and would love to see more on that topic from him or Data Dave. The second was ROE and that holding a cash flowing house forever could be limiting your future growth due to other factors. 

I would say a brief overview of market analysis would be most helpful.

Thank you guys for the feed back. I am definitely over thinking the situation. However chosing a maket is a very important decision.

So I have been having trouble choosing a market for a good while now. I just can't seem to lock down where I would like to begin the art of long distance investing. I have listened and read quite a lot on the topic and this podcast is one of my favorites but I am not exactly sure where he is getting the average rental prices that he uses on this podcast.

I absolutely love this question as I am in the same boat. I have cold feet on out of state real estate investing and have one sfr that is cash flowing but not very well. There is a lot of hype about Indiana right now for the positive cash flows and affordable houses but that also scares me because the rental portfolios might already be set up. I think Columbus is a great suggestion. But how does a person ever determine which city is better?

I have been looking into markets lately and Indiana is getting a lot of positive feed but when I was looking at the growth it is very stagnate. Florida is growing at an exponential rate currently. I am trying to lock down a market and looking for advice. Thank you

I am trying to find a market to get started investing for buy and holds in. I have read David Greene's long distance real estate investing book a couple times and I am getting hung up on his market analyst. I would like recommendations on a markets as well as were you guys go to find out where to invest and why. Please Thank you in advance.

@Drew Sygit I defiantly will thank you I am not trying to cheap out even though it may look like that I just want a respectful tenant that treats the house well and doesn't call in when a breaker pops. I will defiantly read this

I am looking for a management company based out of Grand Forks ND. I have a management company currently and the first tenants I had were late every month and then left the lease early. It was a very bad situation and I know that I am currently below the market rent and the tenants that I have now have maintenance requests every month that are ruining my cash flow. The house was on the market for a very long time before it was rented out. I found someone that answered the phone right away and was very great to talk to but then the google reviews were 2.9 and it was very scattered there would be a 1 star review followed by a 5 star review. I am looking for recommendations from people in the area if there is a great property manager and suggestions from everyone on what to do give it a shot or stick with the current company? Thank you everyone

So my question is I am looking into a manufactured home for a flip everything is great about the house location, veiw, and neighborhood. I was planning on doing an add on to the house to increase square footage to make the house go up in value. I am wondering if there is any way to reconstruct the house to allow it to be a traditional single family home. And not listed as a manufacturer house. Or how big of an add on would it take to be considered a regular house? Thanks
