Hi all

I recently signed up for Stessa Pro and having difficulty getting the properties and accounts set up right. 

My 2 biggest issues are getting the occupied units registered as occupied and not Vacant, there is no toggle or selector to do so. 

Secondly, i have a 1-3 years of property data that Stessa doesn't see or take into consideration, most importantly rental income and expense. what is the best way to upload that previous data to the properties?

i tried synching my Appfolio account from my PM but its not pulling data. 

I would ask Stessa directly for help but their business model seems to be to advertise "Priority Phone Support" but force you to wait 2 month to make a phone appointment.

Hi Bigger Pockets people! My partner and I are looking at buying a single family home in Clinton, SC as a long term rental. We are new to this market and I've done some preliminary research on rents and used the rent estimator but I'm getting a wide range of current rents in the area and I was wondering if anyone has experience in that area and is familiar with the rental market. I'm looking to buy a 2 bed 1 bath single family home in good condition with new appliances. Does anyone have any recommendations on a reputable inspection company as well? Thank you!!

I partnered on my first two deals this year. One I put some money in, the other I did not. 
I received equity for structuring and sourcing both deals. 
My CPA mentioned the potential for the irs to classify the equity as phantom income and with it a tax burden. 

Does anyone have experience or knowledge in this?

I have a 2.5 acres lot in Kissimmee FL, (35 min from Universal Orlando) that is being given to me. 
its currently zone AC agricultural. Most lots around the property have been re-zones to low density residential. I am allowed to split the lot up to 2 times. 
The back half of the property is on a wet land, not sure how far in it encroaches. 
I am trying to determine what my best options are for the land.

My first though was to put 2 or 3 single family homes on it, but the comps in the area seem to indicate that the houses would be worth less than what it costs to build

My second thought was to clear the land and set 2 or 3 spaces for mobile homes. 


I order to proceed I would have to do land markouts, surveys, and rezoning which can come to around $10,000.

Does anyone have any ideas on what is the best way to capitalize on a property like this?

@Daniel Alfandre you have to remove/kill the source of the odor or it will always be there. That means removing the flooring to reach the source.

Nothing else you do will mask or remove the smell.

Ozone machines are great. DO NOT INHALE THE OZONE. let the room area air-out for a few hours before entering.

There is also inconclusive data (since the last time I checked) on the affects of ozone on different materials such as rubbers and electronics.

i didnt, still undecided about the seasonal game. I love the idea of getting a small single family in an outdoor recreational area i love to spend time in where i can rent it out when im not there.

but it doesnt sound like a smart business decision. what are your thoughts?
