If it is public information, meaning you can get it from the city, it is perfectly legal. 

With that being said, I would just tell them that you all speak to a lot of different homeowners and you are interested in their property because of the area. That is the truth, right? You wouldn't be marketing to a bad area.

If you get a turnkey property for a good price, what stops you from taking it down yourself or with a partner and then turning around and listing it on the market? The market is crazy hot right now.

@Tim Lee  I'm in Pace Morby's mentorship and if I had to go back and pay twice as much for it, I would.

I think @Yoann Dorat is pointing you in a great direction. There will be a lot of wholesalers in Facebook groups who have ZERO ideas about what they are doing. However, the "we buy houses" websites are either being pushed to you through PPC (expensive and no newbie uses it) or SEO, which takes time. These companies should be high quality and actually doing deals.

@Jimmy Suszynski I've got a few tips here. 

1. Propstream is great for comping and pulling lists. But that's where it ends, for the most part. Its data management and skiptracing are not as useful. 

2. REISkip has not given us good numbers. It was actually one of the worst services we have used. For the highest quality skiptracing, I would use batch. They also have a data management package that will bring the skiptracing cost down. Skip everything in batch, or another platform and then you can store the data in their data management software.

The book of life. The best way to learn is to go out and do! 

But I know "If you can't wholesale after this, I've got nothing for you" is good. I think that's the title haha. Also, the art of wholesaling properties is good. 

Just be careful when you are reading books on wholesaling. The content is good and will give you a good foundation. However, a lot of the tactics, especially marketing tactics are a bit outdated.

Just like what Bryant mentioned, its not much different than a traditional wholesale. When running the comps you must stay within the complex, and dont compare the condo to SFR sales. Other than that, make sure to double check HOA and any other fees that may be associated with the property and lock it up!!

Spend a little extra $ and have an attorney look over the contract to make sure there's nothing odd, but it sounds like they may be a part of a hedge fund/REIT. These groups typically will buy anything, and everything, as long as the numbers make sense for them. I would jump on it as long as your attorney gives you the greenlight. Groups like this can typically be the easiest to work with!

Also, like mentioned above, dont be scared to JV with local wholesalers in your market if you have trouble moving a deal. If your list of cash buyers isnt interested, leverage someone elses list!!! This has made us a lot of money that we would have otherwise left behind in a canceled deal. Wish I utilized this more early on in my wholesaling ventures.
