I know a few places that do this but they are short term and are costly but it can be done. Nothing long term though max 2-3 years.

85% on a foreign national will be super tough and your credit won't qualify for 85% its already difficult to get 85% on a DSCR property not being a foreign national. A few spots will do it, but the property needs to have a DSCR of at least 1.25 or better and 720-740+ fico at that LTV. For the loan amounts you're looking for can only be done through a blanket loan/portfolio and LTV'S are max 70%. But you would be able to buy all the properties in one loan. The plus is you will save money on underwriting fees, and they allow those lower loan amounts 50k allocated. Some can be more some can be less they just need to average out to 50k per property. I'm sorry but 85% LTV seems like a pipe dream for you. Due to the loan amounts and fico and the added foreign national borrower.

Yes, most definitely at that credit score depending on the prepayment penalty you want and even at 20% down I can secure you financing anywhere in the 6's.

Hello Erik,

It's an SFR

Currently the property has a hard money loan.  The property is rented. 

Wants to get a little cash out for business she wants to seed.

Borrower will refinance to into a DSCR loan. Property is in Hockley TX.

$515k to $530K is the value of the property. Are you a broker or a wholesale lender?

i have a borrower with a 545 fico looking for a 65-70 ltv cash out refi. HARD MONEY

Im looking for lenders that can do large loans for gas staions/hotels i have a property worth 3 million, im looking for the highest LTV for refi/cashout non recourse.

i would definitely go dscr the income wont be a factor. Congrats on the fact you have no more conventional loans.
