I live in Columbus Ohio and I was wondering if you have a course you could recommend. I am researching 3 Allen Cheney, gene guarano, and the real estate riches course....being in business for as long as you have I would love to connect and here your story of success.

Where do you find group homes to partner with for your rental? I currently have 2 rental homes and I am looking to begin buying homes and then renting to group home businesses has anyone done this.

Update. We have sent multiple calls to try to get him to respond so that we could amicably end contract so far he has not responded. And he has not attempted to complete the work on the agreed upon date today is the last day of our contract and he has not returned any of our phone calls.

I live in Canal Winchester and my wife and I are doing our second rental. We came across a contractor that seemed nice and had fair prices. He needed money to get started and we had a contract. Paid 800 dollars up front for him to start had a gut feeling it was bad but we gave him a chance. Put our toilet in and said it did not leak.

Here’s a video of what happened when I checked it. Also would make time commitments and not keep them for example tell us he would get something done and then not do it. After several missed phone calls about the toilet. We set up a time to meet and terminate the contract. We even agreed to pay him for work that was attempted and not completed. Just so we could end the contract. He did come back and fix the toilet after we called him over and over again about it but he has not kept his commitments. We have not heard anything back yet...... I don’t think we will. We lost 800 on this deal I just hope I can save people on BiggerPockets the hassle and headache.

Yeah the offer ended up being legit. And I ended up upsetting a lot of people.

yeah called to check to see if a bid was legit after I won the bid and it did not go well my realtor told me I kicked the hornet's nest. I figured trust but verify. I think the deal is still going to go through but I definitely offended a bunch of people.  

Put in an offer for 153k with an escalation clause to 167k and it was escalated to 166k how can I check the legitimacy of the offer that caused the escalation?

thanks for the input all I am purchasing properties that are easy to rent. looking for fewer headaches and willing to pay for it. ultimately looking for 16 single-family homes that pay 1k - 1500 per door.

Those are the parameters I use to stress test properties to see if a city meets my criteria I have already identified cities in Ohio that do. The next phase is the 5 year analysis if I choose that city Bc now is the best time to get renters in my opinion Bc if you can qualify someone in a down turn with good screening you have a solid tenant.
