Thanks @Sean Cole, that is correct.

I am not a broker or licensed agent. I am acting on my own behalf. I have an interest in the property with a signed purchase contract, and I am looking to assign my interest.

Fantastic Invest Opportunity! Simple cosmetic rehab project on a cute 3 bedroom cape code in West Price Hill.

Solid house with new electric throughout.

Home has been in the same family for years and has been well taken care of. Nice big lot with privacy. Home offers 2 full bathrooms on first and second floor. And 3rd bathroom in the basement with a shower. Basement is partially finished with lots of space and walkout. Basement has a Gorilla Garage floor covering with warranty that extends.

Detached garage with electric door. Sun room on back of the kitchen.

Private, green space lots both next door and across the street that are owned by a neighborhood non-profit. Back yard and streets behind the property are one of the nicer areas in West Price Hill (where Cincinnati Mayor John Cranley grew up).

Additional Features

Walkout basement. Detached garage with electric. All new electric in house. Upstairs wired with speaker set up. New furnace. Newer air conditioner. Gorilla floor warranty in basement. Lots of storage in the basement.

I'm using my Internet Marketing experience to drive leads through SEO and Adwords. Just a few months in, but starting to get a steady flow of leads.

Some other potential areas not mentioned - Silverton, Forest Park, Woodlawn. And don't forget the Northern Kentucky side, which is part of the Cincinnati Metro - Bellevue, Newport, Covington, Fort Wright, Erlanger, Florence, Fort Mitchell can also be good house hacking areas.

@Mindy Jensen, I think it's different if it is a commercial property? Other commercial properties I see don't have a listed price.
