You guys rock!!! thank you so much. If you ever need boots on the ground for any San Antonio address don't hesitate to reach out.

Just wondering if some advice can be given. I have a very good family friend. looking to invest money in my real estate deals. What would be the best approach? He will be passive investor. but we want to make sure his investment is secure. what would be the best approach, a promissory note? I dont think I can do that with the home that I'm building with their money because I will be keeping it, I will be doing a refi and when they search the title that can be an issue right?

So I'm doing a new build (fourplex), building it with their money and my money. The build will take 4-5 months, I'm offering them 10%. Once is done, I will refi it into a Conventional Loan under my name. I want to make sure he has a secure investment and feels good about his investment. any advise, best way to structure his deal? He wants to keep the money going for at least 2 years.  Any advise? I want to make sure and he wants to make sure our agreement is 100% legit and friendship proof. Any advice would be greatly appreciated. I have always done hard money but now I want to explore private money.  Many thanks

@Monte Watson thanks for starting this conversation. Any input, I have contacted all of my contacts and nothing. I too need to get from a Hard Money loan to a LLC portafolio loan.

aww same boat. Also FYI if you are in the middle of a Refi traditionally DO NOT GET forbearance for any of your Rentals.  we completely drop the ball here and getting a hold of these banks to be removed its been a pain. Been in forbearance for 2 wks and although I'm making all payments the wording in my statements that does fly for Traditional Banks.

@Justin Windham can you elaborate, I too just left my GOV Job and I have my TSP. But I'm still army reserves (no tsp money there) Which one should i do, you kind of said that the SOLO 401K was better, can you elaborate? thank you all

I think coming here and knowing that you would be getting some tough input and willing to humble yourself is a great step forward. I can’t wait to hear how far along you are.  As we speak I’m so ready to start something like this is SA TX. I would personally go the single home route. keep us posted.
