Hey guys and gals do any of ya'll own section 8 rentals, or houses in San Antonio? I'm looking to network with some section 8 landlords that have experience because I have several questions regarding that and whether it is worth looking into. Would love to talk to some of ya'll and hear about the challenges that come with it and why you do section 8.

I can tell you my experience. I had tenants in the program for a while.

The good. Rent is deposited in your account on the same day of the month, every month.

The bad. Tenants are a lower income type of tenant. They tend to be harder on the property than others. There will be an inspection before lease is renewed. YOU must fix all the items that they have broken before the inspection otherwise YOU are in violation of the lease and it will not be renewed.

I try to have a little nicer house or apartment than others in the area. It was impossible with the caliber of tenants that were on the program. I think the tenants that are good find a good landlord and stay with them forever so there is not a bunch of movement of the good ones. Maybe I just never found a good one.
