I think this is the herders part of the process.. I have been looking for the last 3 weeks.

Quote from @Eliott Elias:

You need to create a criteria and from there you can be a lot more intentional with what you are looking for. If I look for a flip, I follow the 70% rule. If I look for creative finance, I look for a sub 5% interest rate.

 do you take in consideration locations?

HI everyone,

Ready to take action, looking for properties. but I just want to know what are some of the things that you take as consideration to make a decision.

I now this question is very subjective, but I would like to know from some of you that may have more experience.

let me know please.

Thanks for your time

Quote from @Tim Herman:

@Estefania Navas how did you arrive at your numbers. Have you run maintenance and capex budgets. Most of the time my capex budget is twice as large as my repair budget. Banks will underwrite at 5% vacancy. Your 3% is your tenant staying an average of 33 1/3 months. I am a conservative investor and use 8%. Have you verified the income for the rental. Most higher class property will not be in the 2% range. Most of the properties that generate this much cash flow are in economic deprived areas and your variable costs will be significantly higher. Insurance looks low. Size of property also changes your variable cost and the number of units.

thank you already fixed it. and change the % but still have good cash flow, I used the rent tool so I think the income for two houses of 2/2 is accurate.
Sorry to ask but can you see anything else that could be off. ??
