This guy is funny, because not only did I send him an email, I called him twice and he refused to return my calls.

I'm always willing to own up to things if I screwed up and I did... My contact info wasn't correct. But on my order page my personal phone number has always been there along with my proper email.

That's the beauty of the internet, some random dude with a chip on his shoulder can join a forum such as this, come in bash me, then go back to hiding.

I don't mind someone bashing me... but I think it's pretty cowardly when someone bashes me, then won't even respond when I try to make it right.

Reminds me of those squirmy punk's on the playground when we were kids... they run up, say their piece, then go hide behind the teacher.

Post: Proven & Tested "Buyer Getting" Call Script

l quick here.

I just finished about a month of testing this with my students and I thought some of you might appreciate this too. One of the "Profit Paradoxes" as I like to call them in terms of finding good, solid, cash buyers to work with has been this...

"They don't want to work with inexperienced people, but you can't get experience if nobody will work with you"

It's seemed to be the ultimate chicken or the egg problem.

Up until this testing concluded, students (I know this sounds so "Guruey" to call them that but what else can I say really?) would call buyers and do their best to sound confident but always felt troubled because they didn't know where to take the conversation because they didn't really have anything to offer other than "Can I help find you houses".

Keep in mind most of these calls were made after using my HUD hound method or Buyer Multiplier (which are both posted here in the forum... Somewhere?) because of this students knew right up front that the people had already purchased a house recently.

Anyway... the script goes like this...

"Hello so and so this is Mr. Student and I noticed you bought the property at 123 REI lane the other week and I'm wondering if you'd be interested in selling it."

Wow, big friggen deal right... Anyone with a 2nd grade edumacation could have thought of that? Not really.

The thing is most guru's (including myself) would have recommended asking them about their business and sooner or later popping the "Can I call you with a good house when i see one" question. The problem we were having with that question is that it lead to a TON of questions from buyers that would make most rookies buckle under pressure.

The reason why this new script works so well is this... It's pure persuasion wizardry. To some of you this may sound like "hocus pocus" but here's the skinny.

#1 By asking them to buy their property you automatically open up a conversation about their business to which you can build more rapport

#2 In the minds of your potential buyer on the other end you've "Slammed the door shut" on the traditional line of questioning because they must "Presuppose" so many things in order for you to be having the conversation... Even more importantly you build instant unquestionable credibility because...

a. the buyer must assume that because you called and asked to buy his property that you already invest.

b. that you are currently investing

c.This is the big one--> They must assume you aren't some NEEDY ROOKIE whose calling because you want to sponge off them. Believe it or not this is what most of them assume. I can attest to this because I made a boatload of needy rookie calls myself.

If you haven't called many investors then this will seems like "Whatever big deal" but for those people who've struggled with this you'll come to know just how killer this works.

Back when I needed leads I would run adwords campaigns for both sellers and buyers and it really can't NOT work when you analyze your ROI.

On an average wholesale deal I'll make $10k and my avg click price was about 50 cents...

Meaning that my break even point was 20,000 clicks... I had more leads than i could possibly handle in just the first 2 or 3 hundred.

Wholesaling REO's isn't much different than wholesaling any other type of property except for dealing with non-assignability clauses and I show you 3 ways to get around those.

Oh and if you want to wholesale HUD homes, which almost no-one knows how to do I show you how to do those. too.

"My question is what are you getting really for 97 dollars.Is the 97 course a teaser one ? Also how much is for an everything course? I called the phone # on the bottom of website and it was disconnected. Please clarify some things for me ?

I don't do teasers, I don't even have an upsell in my shoppingcart. I only have 2 courses you can get and normally only 1.

I only open up the other when I need to find more partners to do deals with... or if someone in Hawaii wants to buy because I really want the write off when I come check out the property... :lol:

Alot of people don't know this... But one of the best ways to keep you refund rate low is to never ever give refunds when customers request them. It saves a TON of money.

Kidding of course. If anyone wants to return my stuff they can email me directly and just ask or heck you can call me too. On occasion I've had people think they were getting in touch with me via email but it was going to an old account that I can't access or shut down. I've tried to eliminate all of the pages with that info but it's tough when you've got 50+ domains with thousands of webpages.

No joke, just today someone bought my stuff from a website I didn't even know I had... I had to email them and ask where they ordered from because I don't even know. Normally this happens on some random old sub-domain.

The truth is even if I wanted to be a dink and not return peoples money their credit card companies will just bust into my account and take the money out for them. More importantly if this happens on more than 3 of every 100 orders many processors won't even work with you anymore.

Which by the way is a good tip if you're having trouble getting your money back on a product you don't like. Just call your credit card company.

I had a student who'd spent $10,000 on training before they found me and because she used her Credit card she was able to get all of her money back.

I'd say that SOB is just offering a bunch of teaser material...

The sad truth is, up until just this year, my $97 course was the only course I could offer, so for me to do a teaser would have been not so smart...because If I was teasing, I wouldn't have had anything else to tease people into buying.

Basically, what you get is me telling you everything I know about how I built a six figure wholesaling business. That's about it.

"I don't have time"... PUKE!

Look, last time I checked we've all got just 24 hours in our days and NO you can't manage time...

You can however, manage your actions within the space of time.

Contrary to popular belief it's NOT how much info you can cram into your brain about investing that will determine whether your succeed or fail.

Its how much control you decide to take over your thoughts, emotions, and actions will make or break your chances of succeeding in the RE business. This is a little exercise that has helped quite a few people out and hopefully there's a few of you here that it might help as well.

WARNING: It's been my experience that many Newbies and advanced investor alike will see something like this and go... "Well yeah of course... I know this stuff". If your not already making six figures in the business or you haven't done a deal at all then my bet's on one of these horses being the culprit...

So just put this stuff into practice for the next 7 days and watch the dramatic shifts that will start to take place in your life.

Here's why this works...

Your thoughts control how you feel and how you feel determines the actions that you can and/or will take.

1.What are doing instead of what you need to do?
a)Physical-what are you doing when you could be doing something else? Determine the highest value activities as they relate to your desired outcome then turn your attention to doing those.

b)Mental- What are you thinking when you could be thinking something else? Because your mind can only hold 1 thought within your attention at 1 time you can replace negative thoughts with thoughts that will serve you and your cause.

c)Emotional- How are you feeling when you could be feeling something else?

By consistently asking yourself this question “What am I not doing now?†you can begin to gain awareness of all of the the wasteful actions you end up doing instead of what you need to be doing. I challenge you to ask yourself this question at least once every hour during the day.

2.Identify and eliminate time wasting aimless actions that don't fully allow you to enjoy yourself and don't move you any closer to the outcomes that you desire either. Some examples from my own life are checking email incessantly, watching the news, tv commericials, etc.


3.Identify the payoffs for doing low value aimless action activities in the following areas:
a)People- Who are the people in your life that bring no added enjoyment and don't help you along in moving closer to your desired outcome and what is your payoff for keeping them in your life?


b)Actions-What aimless action activities are you engaging in that don't move you any closer to your desired outcomes and don't bring you any added enjoyment either? What is the payoff for engaging in these aimless actions?


c)Thoughts- This one is huge because for most of 95% of our thoughts are like old records that we play day after day, playing the same thing again and again. I say they are like records because most of them are the same thoughts we had back when their were only record players. What are the thoughts that you consistently hold in your mind that DO NOT bring you any added enjoyment and don't move you any closer to your desired outcome? What is your payoff for having these thoughts?

If I have to hear "Does wholesaling still work" one more time I'm gonna...

Anyway...

YES wholesaling still works. If there are buyers in your market who want to save money (yes, it's true EVERYONE wants to save money), and sellers who are willing to let there homes go for less than market value then wholesaling can and WILL be done.

Why would sellers let there homes go for below retail... Simply put... The Pain of owning there home out weighs the pain of leaving money on the table.

Where do wholesalers fit in? We're the high paid middlemen between buyers who want to save and sellers who want to sell.

As wholesalers were not paid to Find, fix, and flip... we're not paid to be landlords...

We're paid for our speed. We're paid for our connections. We're paid for being the first one with an offer on the table... And often times, I'm paid astronomical figures by the very buyers who weren't as quick me to get out to the latest REO.

In fact here's a killer little strategy that I've used a ton and NEVER shared. Just fell out of my head.

Wow... I thought I shared it all and another kicking little strategy was still lurking around up in my scattered brain.

When you put in an offer on a place and get it accepted often times Realtors will continue to call the listing agent...

guess what...

They're calling because they have a buyer who wants the property. hmmmm......

How could we work this out... No guru will tell you this ANYWHERE. Why? Because they don't know it... That's why.

I ask the listing agent to forward any and all calls they take over to me... Giving them permission to share that I won the contract... Then I Sell the home to THEIR buyers...

Keep in mind... This is just one strategy... But if you're pressed for buyers... and you're buying deep. It works like crazy.

I don't have time to track them down but look for my HUD hound method, Reverse MLS Method and Game Changer.

I've posted all 3 of them here at one time or another. I am the only person I know who teaches them so you'll have to get them here if you want them in fact.

You know, I don't mind taking a good bashing from anyone about myself or my products....

The thing is when you've got solid info that works like crazy and endless testimonials to back it up...

When someone say's "You're just trying to take my money" I can just laugh and know for sure that they must be retarded or something....(I love taking it to like a 2nd or 3rd grade level...It just sounds so cool :-)

You know what from my experience you could go either way.

I've been successfully unemployed for the past 8 years and love it. But, I've had alot of buddies who's "Unemployed dreams" turned into their worst fricken nightmare.

If you can keep your work ethic up when nobodies around then you can do it. BUT You might be smart to see what you can get going BEFORE Your deadline.
