Why Wholesaling still works like crazy... And New Kicking Little Insider Trick

If I have to hear "Does wholesaling still work" one more time I'm gonna...

Anyway...

YES wholesaling still works. If there are buyers in your market who want to save money (yes, it's true EVERYONE wants to save money), and sellers who are willing to let there homes go for less than market value then wholesaling can and WILL be done.

Why would sellers let there homes go for below retail... Simply put... The Pain of owning there home out weighs the pain of leaving money on the table.

Where do wholesalers fit in? We're the high paid middlemen between buyers who want to save and sellers who want to sell.

As wholesalers were not paid to Find, fix, and flip... we're not paid to be landlords...

We're paid for our speed. We're paid for our connections. We're paid for being the first one with an offer on the table... And often times, I'm paid astronomical figures by the very buyers who weren't as quick me to get out to the latest REO.

In fact here's a killer little strategy that I've used a ton and NEVER shared. Just fell out of my head.

Wow... I thought I shared it all and another kicking little strategy was still lurking around up in my scattered brain.

When you put in an offer on a place and get it accepted often times Realtors will continue to call the listing agent...

guess what...

They're calling because they have a buyer who wants the property. hmmmm......

How could we work this out... No guru will tell you this ANYWHERE. Why? Because they don't know it... That's why.

I ask the listing agent to forward any and all calls they take over to me... Giving them permission to share that I won the contract... Then I Sell the home to THEIR buyers...

Keep in mind... This is just one strategy... But if you're pressed for buyers... and you're buying deep. It works like crazy.
