I have a property on auction.com I am currently looking at. Auction.com has something similar to ARV - but it's called ERV (Estimated Resale Value - if property were to be updated). How accurate is this? Anyone have an experience with auction.com ERV and its accuracy?

@Kevin Paulk thank you for your response! That makes a lot of sense. Worry about the small details later, focus on strategizing first. That was my initial plan. My only question is "legitimacy". I read on another forum someone suggested LLC first because you look more "legitimate" to a Seller, etc. Have you experienced a Seller questioning your legitimacy because you're buying in your name and not as a business? Or is this something I really shouldn't worry about?

Anyone know of any investor-friendly title companies in Sonoma & Marin County who are familiar with assignable contracts and/or double closing, preferably where the End buyer's funds can be used to fund the first deal as well? And who do I speak to?

Hi, I was wondering if creating an LLC is necessary before wholesaling my first deals? Or should I wait until I've wholesaled a couple houses? (Which would mean buying and assigning in my own name) I've also heard from others an S Corp is better for wholesaling. Any input appreciated

@Jim Pellerin thank you! I live in the Bay Area and renovation/rehab can be very costly, so I guess I should be very conservative in my repair estimates.

**Sorry, meant *REPAIR COSTS, not ARV**

Hi, I’m curious what methods other wholesalers use to estimate rehab costs before pitching to an end buyer? Are you guys getting quotes from contractors? Have a general formula? I’m new and don’t want to underestimate repairs.
