HI there, new wholesaler here. I understand there are many ways to market, just wondering if many of you hand write your own letters/postcards, or use a company/platform to send them out? I'm just trying to figure out what is the most efficient way to market in terms of time and money.

I'm a new wholesaler and live in the California Bay Area. The median home prices where I live in Sonoma County is about $800K. Many books/blogs I've read mostly talk about $5K-10K assignment fee. Is this an ideal price if you live in an inflated market?

I'm a new investor (wholesaler) and would preferably like to make an LLC before making deals. I live in California. I've looked at Legal Zoom, and was wondering if that would work okay, or if anyone has other recommendations. Thank you!
