Thanks for the quick response. I don't understand why I will be responsible I asked for a rider , they told me it is approved, I need to sign the lease and send them 500/check which I did, I also wrote a letter along with the signed lease that I am signing the agreement per there acceptance of rider. Since they didn't accept the rider there is no agreement . 

Lease states exactly what you said that i am elresponsible upto the time it is rented

I signed a lease renewal in January(lease expired in October) upon landlord verbal acceptance of 60 day notice clause. Now landlord has denied from issuing me 60 day rider in the meantime I bought the house and moved out with 30 day notice. 

Landlord is making me responsible for remainder of the lease uptill October. What is my recourse?

I recently rehabbed a house that sits on a busy road and in between entrance of major highway (Parkway). I see a potential of being converted to daycare or doctors office since anyone going to new york or north jersey pass through the home. The house is zoned R70 

-  Any ideas on what can be done.

-   Will converting to commercial raise its value. 

-   What is the process to convert. 

-   Is day care (run ourselves) doctors office or lawyer office a good idea any other suggestions ?

- House is 3000 sq/ft

Hi,

   My lease expired in October 2014, I didn't receive any renewal notice. So in November I requested a renewal with a 60 day rider clause (letter). Days later I received a call saying that the rider is approved, and in order to make the amendment I need to sign the lease and send a $500 check. Which I promptly furnished (signed lease for a year and sent $500 check) I also wrote a letter stating "I am signing the lease per there approval of Rider."  Couple days later I received a call that landlord denied the rider, for that my response over the phone was "I am not sure if I want to renew the lease or not." Since then no further communication. 

In march I bought a home and moved in May after 60 day notice. Now the landlord is making me responsible for the remainder of the rent until October 2015. 

What is my recourse in this situation?

Couple of things.

-  The employee I was dealing with is no longer with the company

-   I did not send my reply letter via certified mail

-  I have the phone records and the envelope the check was returned in. 

To me our agreement was based on approval of rider since it was denied then the contract is null and void too, and I was living on month to month basis.

Recently we went through home inspection for a house in NJ the home have a active UST, when the company came to test the soil for contamination it found that there were previous bores in the ground, it was apparent that a prior test was done. New sample was taken and found to be contaminated, when my Realtor inquired from listing agent about the contamination she apologize and stated that she didn't know but her partner knew about contamination and she have some quotes with clean up. We are furious that we spent $1000 plus the lawyer fees, we feel taken advantage off.

My question is there anything I can do get my money back. The house is short sale more likely the owner will not pay. There was no mention of contamination in the seller disclosure nor anywhere in the contract either. What should be our course of action. Any help is greatly appreciated.
